Position Overview

Highpoint Developments is a growing real estate development and construction company focused on delivering quality residential communities. We are seeking a dependable and hands-on On-Site Property Manager to live on-site and oversee the day-to-day operations of a 36-unit residential apartment building, while also supporting a second nearby property. This role is primarily maintenance-focused but includes key tenant-facing responsibilities such as coordinating move-ins and move-outs, conducting showings, and responding to service requests. The successful candidate will act as the primary on-site contact for residents, ensuring the property is well-maintained, safe, and professionally managed, while working closely with head office, which oversees leasing administration and overall portfolio management.

Tenant Relations & Leasing Support

Conduct unit showings for prospective tenants
Coordinate and facilitate move-ins and move-outs, including inspections and key handovers
Respond to tenant service requests in a timely and professional manner
Maintain positive tenant relationships and ensure a high standard of resident satisfaction
Building Maintenance & Operations

Perform routine inspections of common areas, mechanical rooms, and exterior spaces
Complete minor repairs and general maintenance tasks
Monitor and maintain building systems including boiler systems, HVAC, and ventilation
Troubleshoot issues and coordinate external contractors when required
Seasonal & Exterior Maintenance

Manage snow removal and ice control during winter months
Ensure walkways, entrances, and parkade access remain safe and accessible
Maintain exterior cleanliness and overall curb appeal year-round
Parkade & Common Areas

Keep the parkade clean, organized, and hazard-free
Maintain cleanliness of hallways, stairwells, and shared spaces
Oversee garbage, recycling, and general housekeeping
Additional Property Support

Assist with maintenance and operational needs at a second property as required
Health & Safety

Ensure compliance with safety standards and procedures
Identify and address potential hazards proactively
Assist with emergency response situations when needed
Qualifications & Requirements

Experience in property management, building maintenance, or a similar role
Strong customer service and tenant relations skills
Working knowledge of mechanical systems (boilers, HVAC, etc.)
Ability to perform general repairs and maintenance tasks
Comfortable working outdoors in winter conditions
Strong communication, organization, and problem-solving skills
Must be willing to live on-site
Valid driver’s license preferred
Ability to respond to urgent issues outside regular working hours
